New Build EPCs

For all homes that are physically completed on or after 6 April 2008 there is a requirement to provide an EPC to the owner, with evidence shown to building control.

When constructing a new dwelling, energy calculations are required in order to demonstrate compliance with the Building Regulations. The Government now utilise these calculations to fulfil EU requirements for the provision of Energy Performance Certificates. EPCs demonstrate the energy efficiency of a dwelling at the completion of construction.

The Building regulations, part L in Eng & Wales and Part F in Northern Ireland, aim to ensure that minimum standards are adhered to whenever buildings are constructed. The prescribed method for demonstrating that minimum standards have been achieved with regards to the energy efficiency requirements is the submission of Standard Assessment Procedure (SAP) calculations.
